98 Argyle Street
This proposal, at 20m, is too high, considering that the proposed absolute maximum height, recommended by Leigh Woolley and the City of Hobart's professional planning staff, is 18m.
The Development Application looks at the heights of adjoining buildings within a 100m radius. These are 9.5m, 12.37m, and 14.74m. It mentions 40-44 Melville Street as 42.7m, but this is in a different Zone, so not relevant.
If approved, this development will set a precedent for the next one to be higher than 20m, etc.
In December 2020, the developer met with the City of Hobart's 'Urban Design Advisory Panel' (UDAP) for pre-application advice. After that, they added a floor, and say it "aligns broadly with the UDAP discussion". UDAP will have reviewed the revised DA, but we won't see their minutes until the planning officers send their report to Council.
We think the developer should go back to the original height and reduce the building by 1 floor, thus keeping it under 20m.
